A ground floor extension shouldn’t be viewed as a room. Whilst spending the time and money adding an extension, the whole ground floor layout should be assessed to maximise the practical use of all spaces and how they interact with each other and the gardens around your home. You may even find that by remodelling your existing house, you may only need a small extension or even no addition floor space at all. The aim should be to improve the how your home works for you, providing good flow and maximising the views and natural light in the rooms you spend most of your time in.
Most houses have Permitted Development Rights, even houses in Areas of Outstanding Natural Beauty or Conservation Areas are allowed Ground Floor Extensions at the rear of the original house using Permitted Developments Rights. If Planning Approval is required, its generally easier to obtain than changes to the exterior of your home at first floor and roof levels.
